First, I overslept so I got a late start. I got the keys and went to Hastings Utilities to arrange for the water to be turned on. The good news: the main is ok. But the pipes are messed up. A rough "guesstimate" is that it will be about $900 to fix (not including a hot water heater). As for the rest: 3 new entry doors, 3 new storm doors, 2 new storm windows, 1 window glass to be repaired, 2 small panes in the French doors to be repaired, 14 sheets of drywall, 1 roll of insulation... probably about $2500, easy. That doesn't include paint, paper, carpet and general cleanup either. So, maybe $4K total.

When I took the keys back, I was told there had been an offer of $10K. Riiiight. They must think I'm stupid or something. I told Nancy (one of the the para-legals) that I wouldn't consider it. I want to walk w/$10K and if I don't get it, I'll donate the place to the city for a practice burn. When she looked at me kinda funny, I told her that I knew this game very well and no-one was going to pull a fast one on me. [I settled for far too little last year and it's not going to happen again.] I want $19K because it's *worth* $19K. Jess & Colleen were *allegedly getting $400/mo. rent for it; and I KNOW that whoever buys it can deduct the taxes, doc stamps, repairs on their next 1040, plus get depreciation on top of that. So, w/a little work they can do quite well and it would be paid off in 5 yrs. or so easy. The tax laws haven't changed that much here; they can't fool me. Nope, not gonna be a sucker again.

And damn Colleen for fucking up the taxes in the first place, Jess for not winterizing the plumbing when he pissed off in Dec. 04 (and ripping into the drywall w/o finishing it), and triple-damn whoever let the damned insurance lapse w/o telling anyone.... oh yeah, and may their first-born daughter rot and burn in hell just for being one of the most worthless little pieces of shit to ever be spawned. GODDAMN but I wish abortion was retroactive!
